My girlfriend and I went to Papaya Playa after staying in Cancun. We knew it was rustic, we even chose one with sand floors. But from the moment we arrived I felt slightly unwelcome. Some of the staff were very nice though.

Location Information
Overlooking the Caribbean sea, Papaya Playa is located on the beach of Tulum on the Yucatan Peninsula of Mexico. We are a short 1 1/2 hour drive from the Cancun International Airport. Papaya Playa is 4.5km south of the famous Tulum Ruins and 5.5 km north of the Sian Ka`an Bioshere Reserve on the same beach road. We are a 4km drive to the town of Tulum and the Riviera Maya Coastal Highway where its a 45minute drive to Playa del Carmen and an hour more to the city of Cancun. A one hour drive west from the town of Tulum will deliver you to the Ruins of Coba and along the way are fresh water Cenotes and a Spider Monkey Reserve.

Here are my recommandations:
1) NEVER BOOK A CABIN IN PAPAYA PLAYA IN SUMMER; wait to see if the weather is good and deal the price of your cabin when you get there.
2) NEVER PAY MORE THAN 1 NIGHT IN ADVANCE; you won't get any refund if you're not satisfied.
When we booked our cabin at Papaya Playa, my girlfriend and I thought that we were going to sleep in paradise for a few nights. But in the end, the one and only night we spent there was closer to hell! I must admit that we were unlucky to check in a few days after a tropical storm. The cabins were damaged and the beds and sheets were humid. It was extremely humid and hot. The toilets and showers were dirty and had no intimity.
Even if we had booked and paid for 3 nights, we walked away after the first night to go and find a cheaper and more comfortable place (with A/C) in Tulum Pueblo. Even if we argued with the employees, they would not refund us a single peso. They seemed to feel sorry, but they told us they had strict orders from their boss not to refund anyone for any reason. It's sad that the owner only seems to think about short-term profits because the location is great and this probably is a nice place to stay when the weather is good.
NEVER BOOK AND PAY IN ADVANCE FOR MORE THAN ONE NIGHT AT A TIME AT PAPAYA PLAYA! THIS PLACE IS NOT FOR EVERYBODY.
The place is really beautifully located. But beware. This is not an easy stay, especially when you go in the low season (june to august). They keep the prices high, even if the place is half empty. We booked and pay for 3 nights. Because of a tropical storm , they could not give us a cabin on the beach like promised, for obvious reasons, which is fine, you have to expect that in that season. So they put us in the jungle. The first night, it was so hot, they had to change us to another cabin because they was absolutely no air coming through and way to much insects plus the net had huge holes. They finally let us use a cabin on the beach, but everything was wet : the floor, the bed, the sheets, the net, the walls (no intimacy by the way, you see right through every cabin).
We explain to them that unfortunately, we could not stay for the other two nights, since we could not sleep neither on the beach or in the jungle. Even after we offered to pay for one other night THEY ABSOLUTELY REFUSE TO REFUND US, saying that we should have known what we got into!
The staff is friendly, they were really sorry, but still, they stick firmly to the house policy.
We lost 80$ and had the book another room in Tullum Pueblo.

One night we came back from Downtown Tulum with some snacks for our hut, they were confiscated at the front desk. You are not allowed to bring in any outside food or drinks. They want you to eat all your meals at the overpriced (for the area) bar and restaurant.
Nice Beach though. Nudity is permitted.
The bedding consisted of a top and bottom sheet that seemed unwashed, two small, ratty pillows and a small fleece throw. I highly recommend picking up a couple Mexican blankets and putting the pillows inside tee shirts before resting your head.
There's a major problem with management. You are not treated as a guest but more like a controlled commodity. Its sad and frustrating.
Also we were unable to get warm water from the showers.Tulum is great, if I come back I wont stay at the Papaya Playa. It has great potential, but I'm sure there's better value for comparable prices elsewhere!

Absolutely wonderful paradise! The beautiful beach and there was only a few tourists. The staff was helpful. I have some difficulties to move, so they gave us another cabin, which was closer to restroom etc. Papaya Playa is close to Tulum centrum. Only 40 pesos by taxi.
