as my first stay in Edinburgh, I am not able to say if it was decent price or too expensive, but location was perfect, comfortable beds, quiet place, plenty of food for breakfast, we were satisfied very much indeed :-)

About Regent House Hotel
A warm welcome awaits you at this attractive 17 room family-run hotel, where the original Georgian style has been fully restored, offering comfortable Bed & Breakfast accommodation in a quiet cobbled street in the heart of Edinburgh, Scotland's beautiful Capital City.
The building housing the Regent House Hotel was built in 1805 by the architect William Burn who also designed many houses in Forth Street and a number of Georgian and Palladian houses in the countryside.
During the Victorian times it was run as a sea-captains' house while around the 1890s, the tea room was converted into a grocery shop.

Directions by car or by foot:
1.From Waverly Railway Station head north on A7/North Bridge toward A8/Waterloo Pl.
2.Then Turn right at A1/A8/Waterloo Pl and go 108 feet for a total of 0.1 miles.
3.Turn left at A900/Leith St and carry on for 26 feet at a total of 0.1 miles.
4. Make a slight left to stay on A900/Leith St and continue for about 4 minutes at a total of 0.2 miles until you reach Picardy Place Roundabout.
5. At Picardy Place Roundabout, take the 1st exit onto B901/Broughton St and continue for about 3 minutes at a total of 0.1 miles.
6.Turn right at Forth St and the Regent House Hotel will be on the right by 180 feet.
Regent House Hotel will be on the right.
From Edinburgh Airport:
There are several regular bus services between Edinburgh airport and the city centre. The bus stands can be found in the front of the terminal building outside the UK arrivals lounge.
The number 100 bus is a regular shuttle which runs between the airport and the city (close to the bus and train stations and the high street.) This service runs 24 hours a day, 7 days a week, every ten minutes during peak hours and every half an hour off-peak. Once you arrive in the city centre, the Regent House Hotel is only 10 minutes by foot.

Conditions
7 day cancellation policy applies. Cancellations made within 7 days of arrival or no shows will be charged 50% of the total reservation. If the booking is made just for 1 night the total amount will be charged. An administration charge of £20 fee applies to all cancellations made within the 7 day cancellation period and no shows. 2% charge when paying credit card.
The peak season (New Year/Marathon/Rugby/Special Events/Festival in August):
A 21 day cancellation policy applies unless 100% is charged. We advise all guests to insure against financial losses due to cancellation. All cancellations must be made in writing.
All credit /debit cards shall be pre authorized and must be valid for time of stay or shall be deemed invalid.
Cancellation Policy
Customers can cancel their reservation free of charge up to 7 Days before arrival. After this date, charges will be applied by the property up to the full cost of the reservation. Deposits paid are non refundable.
