Family of 4 using 2 fan-cooled rooms. Location is out beyond the Lanna hospital to the north of the city, so you do need to catch transport to the centre. This is usually less than 80 baht, and all 4 of us can get on a tuk-tuk. Reception can always call taxi/tuk-tuk/songthaew and they know reliable drivers who don't seem to pay kickbacks. For us the quiet location is a bonus not a problem. For others it may be a problem, hence I knocked off one star.
One superb evening restaurant 200 metres up the road, plus other eateries and the adjacent Granny's Kitchen, the owner of which rents off A9. Nice food, relatively limited menu but price OK, breakfast good.
A9 staff are helpful, the kitchen for use of guests is a decent amenity. Drinks cabinet in reception useful, but beer in large bottles much cheaper in nearby shops!
Rooms cleaned daily, very thorough, nice beds, great 'feel' to the place. Restful area. Fridge was soon put into the room without after a request, none of that silly minibar stuff.
Can't speak too highly of this place, actually stayed longer than planned.
Do not be put off by suburb location, we think it is an advantage.
Booking direct was cheaper than, for instance, Agoda...I cancelled their booking and went direct for half the price. That may be a result of the current tourist perception of Thailand as dangerous (it isn't)...at time of writing there were always spare rooms.
Only 1 criticism - no tumble dryer! Laundry facility useful, but in the wet season it can take ages to dry clothes. Found dryer down a side street 200 metres away at an independent laundry.
Pleasant open reception area and small garden.
