* 50% CHARGE
50% of room rate shall be charged if you inform us 1 day prior to the accommodation date.
* 100% CHARGE
100% of room rate shall be charged if your cancellation date is on the accommodation day.
+ Based on Reception business hour, 08:00 - 23:00 in Japan Standard Time.
* NO SHOW
If we could not confirm your arrival by 2:00 in the midnight, we consider the guest as NO SHOW CASE and we cancel the booking. Please note that we charge 100% for the first night and 50% for the second night in this case.
* DEPOSIT
The 10% deposit for any booking is non-refundable and non-replaceable in case of cancellation and booking arrangement.
* BOOKING ARRANGEMENT
If you would like to change your accommodation date, please inform us your amendment detail via e-mail at your earliest convenience (at least 2 days before). Because of the fact that we basically arrange your booking in accordance with our cancellation policy.
* GROUP BOOKING (OVER 8 PEOPLE)
Room fare for first 2 nights will be charged right after group booking is confirmed. That is non-refundable or non-replaceable in any event of Cancellation / Booking Arrangement / No Show / Reduction in Numbers of Guests.

We are backpackers' hostel and all our facilities are shared. All beds in our hostel are bunk beds.

●Cancellation policy:

We charge 50% of the room rate if you inform us your cancellation one day prior to the accommodation date.

We charge 100% if it is on your accommodation day.
(Based on our reception business hour from 8am to 11pm.)
=No Show =
If we don't confirm your arrival before 11pm we consider you as No Show and we cancel your whole booking. Please note that we charge 100% of the first night and 50% of the second night in this case.

RSSAlthough it is cheap and in a good location the beds were awful with thin mattresses that had been worn so much that it was like sleeping on wood. Our private room was in fact connected to another room via a shared window which meant we had to also share their nighttime conversations and other pleasantries. No curtains on the window and no wardrobes and drawers. This led to three sleepless nights. Our recommendation is that you pay a little more and find somewhere you can actually sleep

I stayed in this guest house for 7 nights and it set the standard for accomodation in japan for my trip. The facilities were great;the wifi was fast&reliable in my room and the common room had 8 PC's,all free to with no pressure to let other people have a go.
The shower water was hot all day (and night) and were cleaned daily.
The toilets had the novelty of an electronic seat that warmed automatically(very pleasing on a cold morning)!
The laudry facilities were cheap,easy to use and provided free detergent,plus there is a huge washing line on the roof to dry your clothes on.
We were worried about the location when booking (we thought it was quite far out from the city) but the metro service in tokyo is so efficient/reliable that you could be anywhere in the city within 20mins - and the walk to the station was a short,pleasent trip through a friendly neighbourhood.
The surrounding area of Asakusa has lots to offer in terms of budget restaurants,western takeaways,coveinience shops plus a charming market area well worth a morning browse!

I had read the Japan Guide Book written by a Thai couple, Voot and Kate, who strongly recommend "Khaosan Tokyo Smile" before I left for Tokyo. Three of us spent 4 nights at "Khaosan" happily and agree with Voot and Kate that it is worth staying and the cost is inexpensive. Its location is the best. It is only 10-15 minutes away on foot from Nakamise Dori and Sensoji Temple in Asakusa, just across the Sumida River and you will find a peaceful and quiet residential area where "Khaosan" is located. Furthermore, I found it was convenient to travel from "Khaosan" to Narita Airport. We took a taxi for only 1200 Yen to Ueno Station and then took Skyliner to the Airport.
"Khaosan Tokyo Smile" was one factor that made my backpacking trip to Tokyo ended up beautifully.
