I had to pay more for 3 nights than planed! The hotel didn't want me to pay at check in but at check out. In the end I had to pay ~44CA$ more than travellerspoint told me. The hotel also charged "HST" and a "Vancouver Hotel Tax" for every night.
The hotel is clean and the staff is quite nice.

The hotel is clean and the staff is quite nice. But the location is not the best! You have to walk several blocks when you want to go downtown or take a bus. Also the neighborhood is not the best.

In terms of this sort of hotel i think u know, or u should know what your going to get for $40 a night or else you have never before left your village.

The area, as crack whore districts go is not really that bad. Avoid the park behind the hotel and as much of Hastings East as you can, Walk quickly and straight and you should be fine. Gastown is only 5 mins away and you can walk past a poice station if it makes you feel safer. Personally i was not bothered once.

The hotel its self is clean and room service comes daily. The walls between the rooms are quite thin so bring earplugs. The staff also realise the area that the hotel is in and make an effort to make the hotel more secure. They are also extremely helpful and informative regarding eateries and nightlife etc.

Well, bloody hell they aren't kidding when they say it's a dodgy area.
HOWEVER
The area is a bit intimidating but not unsafe. Walking around we weren't hassled by anyone and the bad parts only stretch a block or 2. We did worry about the safety of the car but the entire hotel car park was visible from our window which helped. By the end of the week we weren't worried about the area. Considering how expensive it is to stay in Vancouver I think it's pretty good value for money. The room we stayed in was small and old but clean (we had a basic room), it had everything we needed. The staff were polite enough, there were some interesting books in the library and the laundrette was useful. Overall I would really recommend this place if you can get over the immediate surroundings. It's only a 5 minute walk to chinatown/busses.
It's a great base to explore the city from.

Most helpful staff we've come across in a hotel anywhere in the world. Hotel is old and rooms are small, but if you after a cheap bed close to downtown, you can't go past it. Location not ideal, but the dodgy areas can be avoided quite easily with a little guidance from the front desk staff. The pub on the ground floor makes good, cheap food and the house beer is pretty tasty too

The room was clean, and the hotel is right next to Gas Town and China Town. It's also only 10 minutes from Stanley Park! There were a lot of homeless people on the streets, but they basically kept to themselves and I wasn't worried about the car. The staff at the front desk were SUPER friendly and helpful!

My stay at the Budget Inn Patrica Hotel was pleasant and fitted well into the budget. The staff were helpful and pleasant and were always available when needed. The staff are definitely a positive.

The room was small and reasonably clean however this is a budget style hotel so I wasn't expecting a lot else. The only thing I ddint' like was the fact I was in a non smoking room and there was a definite smell of cigarette smoke that came through the vent in the bathroom that then filtered into the room. I couldn't get away from it. Overall pretty reasonable

So l guess you shouldn't really expect much for budget right? The hotel is situated in a ..... not nice part of town (l saw a few people urinating in the street). The rooms and linen smelt. The washroom is in the room, but right next to the bed - odour ++ and the flush noise lasts forever, including the toilet next door. The person at the desk studiosly studied his nails when l arrived, despite my multiple struggles to get luggage through the front door. So overall, would not be staying here again.
