We stayed at Friendly Rooms for 10 nights and couldn't find anything to fault. Clean room, fridge and for those desparates a TV. There is also a communal kitchen area, with a microwave and a grill. Plates, pots, cutlery all there. Only thing that may not be to everyones taste is that it can get quite noisy on the street as you have about 5 restaurants and the IBROX bar (english pub probably run by expats, frequented ONLY by beer guzzling, footy-loving, over-tattooed, proud-to-be british... i guess you know the type i am referring to) and i can imaging at peak holiday times it could put people off. But I would say Friendly Rooms as a base is ideal.

Very nice stay.
Spacious room, and clened every day.
Located not too far from the beach, withh shops near the room.
Good renovated room and bathroom.Kitchen corner too small, not a lot of dishes, plates, no place to eat withh a table and chairs. You have to eat in the room, it is apitty.
Not too much noise from the bar.

The best property to enjoy everything it offers the tourist area of Tenerife.
