We rent 6 rooms. On the ground floor we have 2 double rooms** with optional additional beds. These rooms have bathrooms next to the room. On the first floor we have 4 double rooms*** with bathrooms inside the room (private ensuite). Two of these rooms share a balcony.
There is a free parking, 2 outdoor terraces; the breakfast is served inside and outside the house...
You may arrive at any time of the day. You should leave the room by 11, but if you wish you may leave the luggage at the house and pick it up later on.
The house is open from May 1st until September 30th.
Firstly we had difficulty finding the property. The bus did not drop us off where it was supposed to and we had to walk for 30mins up hills, through a forest to find the property. We were very relieved when we found the property although a bit disappointed that the views were spoilt by the surrounding properties. The area is was very quiet when during our stay (early september) and we found there was little to do apart from visiting the national park. There are few shops etc near the property and the price of food made at the hostel was quiet expensive comparatively.
The first thing I noticed was that the hall way had little/no light and the stairs were incredibly steep. This was quite dangerous. Our room itself was nice with a small (shared) balcony and it had an en suite although this was tiny with little room to move. The shower door leaked and parts of the shower itself became super-heated which caused a few accidents!
We originally booked our room for 2 nights although upon arrival we decided that a 1 night stay was all that was required to see all that plitvice had to offer. Whilst discussing this issue with the owner he became quite upset and angry and we ended up paying most of the fee for the second night to ease the peace! It is very quiet and is only suitable for people travelling with their own transport so that they can visit further afield during their stay. the lack of entertainment may be better suited to larger groups able to create their own entertainment in the evenings.
The owner offers to drive quests to the national park instead of walking although he never lived up to this promise. We also discovered that whilst we were in the national park he had been into our rooms and opened the balcony door (possibly to provide fresh air) however we did not find this appropriate when the balcony was shared with other guests and all of our belongings were in the room. Before we had a chance to leave the owner came into our room to complain about our belongings in the room and made it very clear that we were no longer welcome! - this was late on a sunday evening after the last bus had gone, we ended up having to get a lift with a stranger!
Although our room wasnt particularly dirty there were small issues such as the small bin in our en-suite was full when we arrived. The mat was soaking wet due to the leaking shower door and it had hair and dirt all over it.
Overall I think this guesthouse had substandard facilities and cleanliness, it also had a rude owner who made me feel uncomfortable throughout my stay here. I definitely would not stay here again and would not recommend others to stay here given the large choice of guesthouses in the area.

you get what you pay for here, and as it's cheap you don't really get much. 1k from the entrance to the lakes and an easy walk so good location wise. we got the room at the top and was a bit of a trek up the stairs. Very nice owner (makes great homemade grappa) but not much attention paid to cleanliness and room standards. not the double bed we had booked and the showers was all the way down on the ground floor. If your on a budget and only staying a couple of nights it's fine though.

I do not recommend this hostel for anything, it does not meet facility, is dirty, everything is old, the stairs are of joke, it is not possible to park very well the car... Definitively, it is a horror of hostel!!!!
