About Holmlea Guesthouse

Very popular with international travellers and backpackers, Holmlea Guesthouse offers ideal clean and comfortable budget accommodation within walking distance of York city centre. We are located just 400 yards from York\'s medieval walls which surround the city centre. We are situated within the Bishopthorpe Road area of York, a quiet and safe base with good local amenities for your visit to our beautiful city. Holmlea is centrally placed for: York Minster, The Shambles, The Racecourse, The National Railway Museum and The Jorvik Centre. We provide free, safe on-street permit parking directly outside Holmlea.

Holmlea is a quirky, charming victorian guesthouse run and staffed by a young family, we welcome all visitors to york with big smiles, we offer double, twin, family and triple rooms, all with en-suite or private non-shared bathrooms. We also have ground floor rooms with wide access for the partially disabled. Holmlea accommodates up to 16 guests and offers inexpensive, high quality accommodation from only £18-£30 per person, with room and front door keys for 24-hour access. All of our rooms are non-smoking.

HOLMLEA GUESTHOUSE - IMPORTANT INFORMATION - PLEASE PRINT OUT FOR FUTURE REFERENCE

Dear Sir/Madam.

Check-in Time: please can you let us know your estimated time of arrival by phone or by email. Our check-in times are BEFORE 12.30 PM. If you are arriving outside this time, or late evening then please use the self-entry system to let yourselves in. The code is 1768 then press 'enter'. A named envelope will be waiting inside for you containing your room keys/parking permit/information.

Payment.

Please note: NO PAYMENT IS TAKEN AT THE TIME OF BOOKING. Your card details are taken to secure the booking of the room(s) only. Please arrange to settle your bill before you check-out.

Cancellations
1. bookings must be cancelled, in writing or by email, 72 hours (3 days) in advance
of your
arrival date.
2. In the event of a 'no show' or a cancellation with less than 72 hours
notice prior to the date of arrival, a charge will be made for the amount of the first night of
stay, the total booking value will be charged to the cardholder.
3. Holmlea guesthouse reserves the right to charge for cancellations
made in breach of our policy due to extreme weather or any other
unforeseeable occurrences. We strongly advise our guests to take out travel insurance to cover against such cancellations. Travel insurance can be arranged through the post office from only £5.50 for single trip cover. Visit www.postoffice.co.uk for more details.

General Information.

Please note Holmlea is un-staffed between 12pm & 5pm.
A complimentary continental breakfast is served to your room from 8.30am.

Free wi-fi available throughout the guesthouse.

Laundry service available for long-stay guests.

Check-out by 10am latest on your day of departure.
Parking permits also run out at 10am on day of departure.

Loss/Damage to Property

Lost keys will be charged at £75.00. Rooms will be checked after departure and any breakages or damage will be charged to the occupant who is the named cardholder that secured the booking. Holmlea Guesthouse reserves the right to charge for damage, missing or soiled items using a new for old policy.

Smoking Policy

We have a strict no smoking policy throughout the guesthouse. Should you choose to ignore this, you will be asked to leave and will be charged for the entire length of your stay. In addition you will be charged £50 per contaminated room for specialist cleaning.

By booking with us you are deemed to have accepted these terms and conditions.

Parking

We provide permits for free on-street parking in zone R45 which is directly outside the guesthouse and runs for approximately 100 yards to the left. (if you are standing outside facing Holmlea!) You may park both sides of the road. There is a sign that marks the boundaries of R45/R36 opposite Holmlea. Red and white lines clearly mark the road showing where the allocated spaces begin and end. You must park within the correct zone with your parking permit clearly displayed at all times. Failure to do so will result in a parking fine. Please note that we can only provide 1 parking permit per room.

Directions

Holmlea Guesthouse is approximately a 12 minute walk from the train station, or alternatively a very short taxi ride which costs
approximately £3.50, directions as follows:

Turn right out of the front of the station onto Queen Street, follow the road down until arriving at the road junction, you will see Micklegate Bar on your left which leads you back into the city centre. Turn right onto Blossom Street, you will pass the Odeon cinema on your right and a KFC on your left, keep walking on the left of Blossom Street passing South Parade, East Mount Road, Park Street before turning left into Scarcroft Road. Walk along Scarcroft Road, passing a Victorian school set back from the road on your left. You will then come to some terraced house streets on your right, keep walking up Scarcroft Road until you arrive at Scott Street, turn into this Street and walk all the way up and Holmlea
Guesthouse is the last building on your right on the corner of Scott Street and Southlands Road.
