The Riad Khabia is an exclusive guest-house in Marrakech. Dany and her team enthusiastically welcome you in a comfortable and relaxed atmosphere. The Riad Khabia's uncharacteristic architecture is pure and essential, lacking the traditionally heavy and ostentatious ornamentation and thus making it easier for the visitor to grasp the expression of Marrakech's cultural aesthetic; a union between Islamic culture and earlier native Berber societies.

Accommodation Information

4 rooms and 2 suites on 2 upper floors are available. They all open up protectively

towards the peace and freshness of the inner courtyard. Each room and each suite offers

it's individuality, although all are furnished to show off the spirit and atmosphere of the

local culture.

In order to freely enjoy and experience the full bloom of Moroccan cuisine, an "a la

carte" menu is offered.

All rooms and suites are equipped with either satellite T.V. or D.V.D. players.

All rooms and suites, as well as the patio's lounge areas are equipped with both

air-conditioning and heating.

Location Information

Route A:

Departing from the South East corner of the infamous Jemaa Al Fna square, take the busy pedestrian and shopping street Riad Zitoun El Kdim towards the Badii Palace. On the way, make your way across the Ferblantiers (tinsmiths) square and walk through Bab (gate) Berrima.

Follow Berrima street, which runs along the high outer walls of the Royal Palace. The street is also known as "stork alley"; note the numerous stork nests crowning the top of the walls. They migrate from as far away as central Europe. Just before arriving at the Berrima Mosque with its characteristically curved parking lot, make a left; 2 small consecutive grocery stores with gas canisters displayed signal the entrance of the street.

After a couple of twists in this local pedestrian alley, you will find the Riad Khabia thanks to its massive door flanked by two small palm trees in earthen pots.

Route B:

From the renowned Koutoubia Mosque or the Place de Foucault, drive down Houman El Fetouaki avenue, which is in the continuity of Mohammed VI avenue.

Arriving at the Ferblantiers square, the rest of the way is identical to the above mentioned route.

Staying in Riad Khabia really made our holiday. Its beautiful and serene surroundings made a wonderful contrast to the hustle and bustle of the city. Its location was perfect, just close enough to the sites but quiet enough to relax. Julien and Danni were most wonderful hosts, very helpful and friendly. Had to give a glowing review but actually wouldve rather kept it a secret! Most definately will be coming again.

a nice bed and breakfast, nicely renovated in marocan style. run by mother and son.
Very friendly welcome. He even walks you to the town center the first time.
In french or English.
Good price. Helpful.
You can your breakfast downstairs or on the roof terrace

great riad, excellent service, there is a nice roof terrace to chill out, a pool inside the riad and the Julien's mint tea is just amazing :) Julien and his mum are very nice and helpful, if you need any help with anything, you just need to ask :) Julien also gave us many tips concerning morocco and moroccans :) thanks again for this great time!

We stayed at the Riad Khabia in Marrakesh for just over a week. It is an absolute oasis of tranquility and restfulness in the midst of the heat and noise of the city. The location is perfect, close enough to be an easy walk to any central attraction but away from the hustle and bustle. The riad is beautiful, tasteful and elegant but unpretentious. We were in the Yakout (Ruby) suite with a double room, sitting room, bathroom and our own open balcony overlooking the courtyard and plunge pool, it was lovely and also included our own fridge (vital in such temperatures). We couldn't have wished for more. Dani and Julien are extremely welcoming and helpful, it felt more like staying with friends than a hotel. The depth of their local knowledge, both practical and cultural, together with their sensitivity to our experience as visitors was invaluable in making our stay really fulfilling and enjoyable.

Well, where do I start?

Probably with Julian...he made the stay exceptional. Julian, would, did say that he did nothing special; the truth is, nothing was too much trouble for him.

The start was the guided tour of (not the rhiad) Marrakech. This saved us so much trouble and time as we were immediately orientated. Julian took the trouble to book any bus tickets and check out train times for us. His knowledge is encyclopaedic, and it is a book that is open to all that stay.

Danni, was equally wonderful and great for that early morning chat over breakfast; I loved the pancakes...and endless heavenly mint tea.

The rhiad itself was more than we could have dreamed of; we felt like we were in a little palace. As my wife said, it was not like being in a bed and breakfast, it was like being invited into Danni and Julian's home (which is what it is).

My wife and I have just had the holiday of our lives. Will we return? Absolutely.

What a nice and welcoming riad. Clean, beautiful rooms in an authentic setting, with a high service level, which makes you feel safe and looked after. The owners are more than willing to explain the city and the 'must see's' and they even show you literally where to go. Practical things: good price, very good shower, airco, good bed, nice breakfast (at any time you please), etc. I would highly recommend this riad to anyone going to Marrakesh.

The Riad Khabia is a fantastic place to stay in Marrakesh. Julien and Dani are lovely hosts, very friendly and very very helpful, they make your stay very special and relaxing and nothing is too much trouble for them.

They give you an orientation of the city which is very helpful, with useful tips of places to visit and eat.

The Riad itself is beautiful, lovely decoration, very clean and full of character, lots of places to sit and relax after a busy day in the medina. Lovely breakfasts and mint tea on the roof terrace. The location is brilliant, close to all attractions but in a peaceful neighbourhood.

We had a brilliant time in Marrakesh thanks to the kindness and hospitality of Julien and Dani and wish our stay could have been longer, we highly reccomend staying at the Riad Khabia and would definitely stay their again if returning to Marrakesh. Thanks :)

I've just returned from spending a week in Marrakech with my wife where we stayed at the riad Khabia. From the moment we step on the riad, the most charming was the exquisite attention from Julien and his mother. With a welcome tea, they offered on a detailed map of the Medina, a series of recommendations on the main places to visit, eat and make excursions outside the city. I must say that in all cases the councils have been very useful. And as a climax, he accompanied us on a walk of half an hour to give us some guidelines helpful to first delve into the maze of streets of the medina.
Moreover, the riad offers every comfort to rest peacefully: the breakfasts on the terrace, where we also could see spectacular sunsets, cozy courtyard with its pool, the warmth of the room lit with candles at night and with an excellent bathroom with all amenities.
No doubt highly recommended. We won't hesitate to return to this riad.
