The Riad Khabia is an exclusive guest-house in Marrakech. Dany and her team enthusiastically welcome you in a comfortable and relaxed atmosphere. The Riad Khabia's uncharacteristic architecture is pure and essential, lacking the traditionally heavy and ostentatious ornamentation and thus making it easier for the visitor to grasp the expression of Marrakech's cultural aesthetic; a union between Islamic culture and earlier native Berber societies.

towards the peace and freshness of the inner courtyard. Each room and each suite offers
it's individuality, although all are furnished to show off the spirit and atmosphere of the
local culture.
In order to freely enjoy and experience the full bloom of Moroccan cuisine, an "a la
carte" menu is offered.

Route A:
Departing from the South East corner of the infamous Jemaa Al Fna square, take the busy pedestrian and shopping street Riad Zitoun El Kdim towards the Badii Palace. On the way, make your way across the Ferblantiers (tinsmiths) square and walk through Bab (gate) Berrima.
Follow Berrima street, which runs along the high outer walls of the Royal Palace. The street is also known as "stork alley"; note the numerous stork nests crowning the top of the walls. They migrate from as far away as central Europe. Just before arriving at the Berrima Mosque with its characteristically curved parking lot, make a left; 2 small consecutive grocery stores with gas canisters displayed signal the entrance of the street.
After a couple of twists in this local pedestrian alley, you will find the Riad Khabia thanks to its massive door flanked by two small palm trees in earthen pots.
Route B:
From the renowned Koutoubia Mosque or the Place de Foucault, drive down Houman El Fetouaki avenue, which is in the continuity of Mohammed VI avenue.
Arriving at the Ferblantiers square, the rest of the way is identical to the above mentioned route.

The Riad Khabia is a fantastic place to stay in Marrakesh. Julien and Dani are lovely hosts, very friendly and very very helpful, they make your stay very special and relaxing and nothing is too much trouble for them.
They give you an orientation of the city which is very helpful, with useful tips of places to visit and eat.
The Riad itself is beautiful, lovely decoration, very clean and full of character, lots of places to sit and relax after a busy day in the medina. Lovely breakfasts and mint tea on the roof terrace. The location is brilliant, close to all attractions but in a peaceful neighbourhood.
We had a brilliant time in Marrakesh thanks to the kindness and hospitality of Julien and Dani and wish our stay could have been longer, we highly reccomend staying at the Riad Khabia and would definitely stay their again if returning to Marrakesh. Thanks

I've just returned from spending a week in Marrakech with my wife where we stayed at the riad Khabia. From the moment we step on the riad, the most charming was the exquisite attention from Julien and his mother. With a welcome tea, they offered on a detailed map of the Medina, a series of recommendations on the main places to visit, eat and make excursions outside the city. I must say that in all cases the councils have been very useful. And as a climax, he accompanied us on a walk of half an hour to give us some guidelines helpful to first delve into the maze of streets of the medina.
Moreover, the riad offers every comfort to rest peacefully: the breakfasts on the terrace, where we also could see spectacular sunsets, cozy courtyard with its pool, the warmth of the room lit with candles at night and with an excellent bathroom with all amenities.
No doubt highly recommended. We won't hesitate to return to this riad.
