Lady Nicolson Court is ideally located next to Bristo Place. The property is situated in the Old Town and only a 5 minute walk to local bars and a short walk to Princes Street - where you'll find plenty of shops and the city's main railway station.

Opened in 2008, Lady Nicolson Court offers a range of studios that sleep 1-2, fitted to a high specification and in luxurious surroundings. All studios come complete with washer dryers, microwave grill ovens, stainless steel fittings, laminate flooring, 1 double bed and ample desk space as well as your own en-suite. Plus, you also get a flat screen TV. In-room wired Internet access, linen and towels are included in the price.

It´s diffucult to make a review. We arrived on Sunday and left on Thuesday. You can´t mention service, because we didn´t ask for any. The room was not cleaned at all during our stay, and I guess thats because it is an appartement, and not a hotel room. The only service we asked for was help to get a taxi to the airport, and we got one.

The appartement was satisfying in all aspects but one, the bed. It was too narrow for two people. There was no mattress pad.

Overall it was a very good stay.

Very convenient for Fringe venues, but we were on the 4th floor which was at a very warm temperature throughout. Even with both windows open all the time, we had to buy a fan to keep cool at night, with outside temps of only 7-9 degrees.
No warning that the bed was not a double, but three-quarter size. The base of the bed was also broken, which meant it creaked loudly when sat upon.
Staff were very helpful & it was good to find self-catering accommodation at this price with towels & final cleaning included.
Overall, we would use this again, but would request a room at a lower level, where it might be cooler.
