You should give us 72 hours notice of your cancellation by email or fax. Failing to do so will result in a one-night charge on your card.

We don't accept phone cancellations.

During New Year's Eve we ONLYsell packages of minimum 4 nights. The nights to be included are 29, 30, 31st of Dec and 1st of Jan. Booking changes are not allowed during this time.

Both Guest Houses are located on the same street.

Roman and Italian is located on Emanuele Filiberto 161 and Sam Rooms is located on Emanuele Filiberto 233

Roman and Italian

has 2 rooms and has been opened since 1999. Each room is equipped with air cool, small TV, fridge, internet in the lobby and wireless internet connection.

Sam Rooms

has 5 rooms and it is a 3 star little hotel in an apartment building, which was opened on March 29, 2006. Each room is equipped with LCD TV+satelite, safety deposit box, air cool, mini fridge and wireless internet connection. ....so bring your laptop.

Sam Guest Houses has two rooms with its own private bathroom in the hallway: the single and one of the triples.

CHECK OUT AT 10 AM !!!!!!!!!!!!!!!!!!!!

Both Guest Houses are only 15 minutes walk from Termini Train Station.
Notice: Manzoni station has closed from Jan 2006 to Oct 2007 for upgrading, therefore you will need to exit at metro station Piazza Vittorioi and walk to our Guest Houses for about 5 minutes.

Take Metro Line A to Piazza Vittorio.
Exit here ( is the second metro stop from Termini Station )
Coming down on the EMANUELE FILIBERTO street.
At 161 is ROMAN ITALIAN

At 233 is the second guest house : SAM ROOMS


From Fiumicino Airport
Take the Leonardo Express train to Termini Station.
We can also arrange private pick up service from the airport. THIS SERVICE IS NOT FREE !!!!!!!!!

From Ciampino Airport
Take the Cotral bus service to Metro station Anagnina. Depart by Metro to San Giovanni Station.

WE CAN ALSO ARRANGE PRIVATE PICK UP SERVICE FROM AND TO THE BOTH AIRPORTS. IS NOT FREE THIS SERVICE!!!!!!!!!!!!!

From Termini Station
Metro line A (red line), direction Anagnina, 3 stops to San Giovanni.
Please be informed that metro line A starts at 5 AM and closes at 9 PM.

Taxi
Only take an official taxi with a meter. The rate from Termini Station to Roman and Italian & Sam Rooms is about 10 to 15 €, depending on baggage and number of people.
