As it is very well located, our guests can reach all most remarkable landmarks by just taking a walk: castelo de Sao Jorge, Sé Catedral, Santa Justa's Lift, and the historical and lively neighbourhoods Alfama and Bairro Alto.
Our New pensão offers cosy, airy rooms with TV, bathroom for a very reasonable price in the downtown of the city.
Our place has been recently refurbished, but have carefully conserved the precious azulejos, which you can find inside the room
The triple rooms have one double bed end one single ( Shared Bathoom)

Situated in the center of town with a lot of sightseening just around the corner. Cheap, clean and the landlady was very nice. She has all the best tips where to go. Super value for money!

My wife booked an en suite room for three nights, well in advance. On arrival we were told that our room was not available that night because of plumbing problems and we were put in a small (discounted) room without bath. It faced the hotel's front and was so noisy that we couldn't sleep well. Also, the lock malfunctioned so we couldn't get out of the room at night to use the bathroom.
When confronted the next morning, the manager confessed that the room we originally booked was not impaired, it was occupied by another couple because of overbooking. The staff had lied to us. I strongly object to that lack of trustworthiness and would not recommend the place to anyone else.

Fantastic location, very friendly, lots of practical advice re buses, metro, trams and places to visit.
Excellent breakfast especially if you like cakes.
Paula was extremely helpful and kept the place incredibly clean. Very impressed with the care and service we received. she found a fan for us as it was so very hot and also provided a mosquito plug which was very effective.
Only notes of caution to the 'not so young' - 68 steps and no lift so keep baggage to a minimum.
Also if you arrive by hire car as we did, finding the Pensao Royal is tricky, not least because of the one way system. the street name was not on our map nor on google map directions - which gave the wrong location in anycase.
Even when you know exactly where you want to go it is difficult to accomplish due to bizarre one way system.
However there is an open air car park not too far
It would be very helpful it there was inclusion of a local area street map (showing one way) in the directions for finding it for anyone who is new to the area.

Pensao Royal is ideally located in the centre of Lisboa, a minute walk from the metro - really convenient.
The owner - Paula is extremely hospitable and very helpful.
I love the ensuite room, its spacious and spotless clean. Quite a lovely variety is served for breakfast. I would definitely recommend this place for those looking out for budget accommodation in Lisboa.

The breakfast was the best! Lots of cake and fresh fruits. The rooms are clean and bigger than in other Lisboa Hostels. Cute Rooms and pink towles. Dont be frightend because of the intrance or the outside of the building. The hostel-rooms are in the 3th floor without an elevator. The bathroom is clean, but small. There could be more lockers and more working lights. There was always staff to help you! Very close to the Metro and centrum.

Fantastic location, very friendly welcome! We had a really good holiday at Pensao Royal and found it to be good value for money.

Central location and very friendly and helpful staff (Sandra and Juan) make Pensao Royal our definite choice when we visit Lisbon again in the future. The breakfast was good and there was a good range of drinks, bread/ rolls and cereal to choose from. We even had black forest cake in some mornings! Our room was well-decorated, clean and tidy. We really enjoyed our stay in the hostel.
