Mostly clean and modern. There was a collection of trash beside my bed but that might've just been from the person sleeping on the top bunk. The whole building had a/c and it had a nice overall atmosphere. The lounge, kitchen, and laundry are all on one floor which makes it easy to meet other hostellers. It's within walking distance from Kyoto station and near a bunch of food places.

Soo comfortable bed. Very quiet at night. Spotlessly clean everywhere. Everything fresh and unworn-looking. Shampoo, conditioner and shower gel in our bathroom. Air con was noisy, but luckily we didn't need it on for long. Would have been a problem if we'd needed it on all night. Very cheap and plentiful buffet breakfast available all morning. Lots of information available for travellers. On the whole, very impressive. They've put a lot of thought into making it as good as it can be. Would definitely stay there again.

Disappointed to have rental fees for baggage (100Yen/per night *per bag). Small room and a bit far for JR Kyoto station.

K's House felt like a home away from home. It had a friendly atmosphere and a welcoming feel. The service was outstanding and the only minus I can think of is the location. It is a bit off from where everything happens (Sanjo/Shijo/Kyoto station area) but at least there are good connections and it's not even a too far of a walk. Thank you to everyone there, I will definitely come again!!

There is a lot of foreigners there; not many japanese
Therefore, the staffs are good at speaking english and helping the foreigner like us to live in.
Great hostel with good facilities and great common area and tv lounge. The hostel is very very clean and the rooms are great. I would certainly use the hostel again. The hostel is less than 10 minutes walk from Kyoto train station and close to all attractions.
Myself, wife and 2 young kids stayed at K's Kyoto for 1 week in April 2010. We had our own private Japanese style room on the 6th floor (top) with good views over the city. Our room had a flat screen TV and WiFi internet (free). The bathrooms/toilets on our floor were always spotless. The kitchen and lounge on the second floor were spacious and always clean and bright. The whole building feels new and fresh. (Can't comment on K's smaller building next door as we didn't go there)
This 'hostel' is one of the best I have ever stayed in and is great for families. It exceeded our expectations and then some. This is the backpackers that all others should be judged by and we would definitely stay here again. Our accomodation during our 6week hoilday in Japan included 5star hotels, luxury Ryokans and also backpackers/hostels. My kids have forgotten about the 5star hotels (and the temples) but STILL talk about K's House, Kyoto!

Very very recomendadly¡¡¡
Quiet place. Not a party hostel (a plus for me). If you are concerned about this, it might be difficult to socialize w/other hostel goers as the atmosphere is more hotel-like. They do have a nice common area though and the staff is courteous and helpful. There is also a kitchen with ample gear and room to move about and cook your dinner if you want to save money by shopping at the grocer. After a negative experience at my first-ever hostel stay (in Tokyo the week before), the night I spent here gets my hopes up that you can have a pleasant and inexpensive stay at a hostel while actually getting some sleep in as well.
