Very well located, close to the crab market (10' walk) and just next to the Kep National Park.
The owners (ils sont francophones... they speak french, and italian, etc..) and the staff are really cool.

Very warm and homely feeling. Rooms were well equipped as good as any 3-star hotel:
- Air conditioning
- Hot water
- Cable TV with international channels
- My room even had a bath tub!
They provided us with a tuk-tuk driver, Mr. Tee who charged shockingly reasonable rates and also made our commute around the tourist areas and town most pleasant. Just remember to bring large sunglasses and a surgical/allergy mask as the roads are extremely dusty.
The environment is quiet at night, but as of writing, there is some renovation and construction noise nearby during the daytime. Should clear up within a couple of months, I suppose.
The electricity to my room did cut off one night, leaving me in a pool of sweat without air-conditioning. But the night watchman was responsive enough to restore electricity within minutes and the management got an electrician over for preventive maintenance within the next day.
Location is a 20min walking distance to the main town area, But the roads are bit too dusty and busy along the way to make any walk there pleasant. However there are many good restaurants and cafes within a 5mins walk. After dark, it's only advisable to return by tuk-tuk or car as the location is quite lonely.
Overall, this establishment provides creature comforts beyond the value of the published rates - the total accomodation cost was lower than my combined food and beverage expenditure. I would not hesitate to recommend this to any first timer to Siem Reap on a tight budget! Save your money for the 4-hands massage and 50 cent draft beer!
