Most straightforward route is taking a train to Hongkong and travel overland from there to Hanoi (don't know the exact connections....someone else might help you). Than on to Saigon in souther Vietnam, crossing Cambodia to Bangkok and taking the train to Singapore.
Don't know if you want to travel as fast as possible or want to see lots of things. In the first case, take the route I suggested, otherwise, maybe try to cross into Laos from China.

Actually, that's not straight forward at all...

It requires a double entry visa to China, and involves some backtracking, and also drags you out of the way. If you want the quickest and simplest way, you need to avoid Hong Kong completely.

In simple terms, there is a train from Beijing to Hanoi 3 times a week. Failing that, you take a train to Nanning (or Kunming, which is a bit more of a detour), and then a sleeper bus either directly to Hanoi, or to the border and then another bus or train to Hanoi.

There are several possibilities and options, and it depends upon what your goals are, how much time you have, and if you have any specific things you want to do/see.
